Photo Album: Commercial Roof Leak in Somerdale, NJ

Bart, our Property Manager, went out to a local business in Somerdale, NJ to provide an estimate for a leaking flat roof. After looking the roof over, he sat with Ginger, the property manager for the AT&T Authorized Agent store, to develop a plan.   We ensured the property will be protected and the building tarped as necessary for a proper clean installation. We will remove existing roofing materials to expose decking (old ice and water material may not come off, this is common due to adhering to the old decking). If the decking is damaged or rotted, it will be cut and replaced as needed.    Additionally, we'll re-secure all wood decking as necessary with galvanized ring shank nails to ensure a stable roofing system. All joints on the entire roof deck (not covered in Ice & Water Barrier) will be taped with Polymer-Modified Bitumen 4" Self-Adhering Flashing tape. Install SA Bitumen Membrane on all surfaces. Seal all vertical with an additional layer of asphalt adhesive. Remove existing vent pipe boot(s) & replace with new black UV-protected Perma-Boot(s). (if applicable)   Also, we will remove the existing box vent(s) & replace them with new black UV-protected Lomanco 750 aluminum box vent(s), (if applicable). Remove existing skylight & flashing(s), (if applicable). Install new step flashing and counter flashing around chimney(s), (if applicable). The site will be swept with a magnetic roller for nail clean-up.
